Here in her own words is Phyllis:
“Hi my name is Phyllis Desnoyers.  I grew up on a farm in Buckingham, Quebec and I began baking at a very young age.
As you may know forty years ago there was no such a thing as electric mixers and all the fancy equipment we have today.  We had the good old woodstove with no timers on them; we had to make do with an old fashioned clock. Every year the threshing machine would go from farm to farm to harvest the crops and everyone would help out. I helped out with feeding the workers. That is when I learned to bake and I began to enjoy it, I thought it was fun.
After growing up and finishing school I started working, got married and had a family .When our children grew up and got married and had their own children I was still working. This was when I decided to leave my job and do something different and that is when I started baking and I joined the Metcalfe Farmers Market.
I began with approximately fifteen home-made pies and two dozen butter tarts. Every year I would add one new item.  I am now in my twenty-second year at the Market and enjoy it and love my customers and I have met so many lovely people.
I now make an assortment of squares, cookies, scones, muffins, doughnuts, pies, quiches and  various loaves of bread, chicken pies and much more. When my Christmas shows are beginning I start making Christmas cakes, Christmas puddings, tourtieres and other goodies. Aĺl of my baking is homemade and made from fresh ingredients,  I do not use any boxed or canned ingredients.

First Time Home Buyer Tip #5- Understand the Process

 

Understand the process. Don’t start learning what to do when you are in the process of submitting an offer. Start with asking your agent to go over the process with you- ideally before you go shopping for your new home. Know the terminology, ask for an explanation of what a counter offer is, how it works. Find out what is expected of you. Ask your agent for a blank copy of an offer so that you have time to look at it, digest what is in it and you have time to ask questions and get concerns addressed before you sit down with your agent to write up your first offer.  When looking for a home you should never feel intimated or feel like you are being pressured into a decision. You need to use an agent that you can trust. Knowledge is power- get ahead of the curve, pick an agent that you can trust and enjoy the journey- enjoy your new home. First time home buyer tip #4- Stop Looking at Fixer-Uppers

Stop looking at fixer-uppers. It is always tempting when you see the price of some homes advertised as needing TLC or a fixer-upper or “sold as is” to think that they might be a great buy. They can be if you know what you are doing or if you have friends or family with renovating experience. It is one thing to give such a home a coat of paint; it is quite another thing to have to start ripping out kitchens or putting on a new roof etc. Look at the repairs they need and add on the cost of making those renovations to the asking price to see if this is something you really want to do. To that add on living in the dust and noise etc of a work in progress instead of enjoying your new home. That is another overlooked item to consider. If you don’t have the skills or budget, find a home that is in decent condition even if it doesn’t have all the bells and whistles of a new home. You can save for those over time.

Setting the Gold Standard For Customer Service

How is the Greely Real Estate Market Doing?

Over the last few years Greely has been the destination for many home buyers who are taking advantage of its location and the wide price range of homes found there. We are seeing this trend continue this year as the resale market remains very active.

In the month of April there were 21 sales in Greely (MLS 1601) with broad  distribution of sales across the price spectrum. We had five sales under $400,000 and another five between $400,000 and $500,000. There were three between $500,000 and $600,000, two between $600,000 and $700,000 and six more over the $700,000 mark.

Since the beginning of the year we have seen 40 sales in Greely. This is pretty good for a market outside of the urban area.

As you can see the Greely market remains an excellent choice for people looking for their dream home. With its large lots and quiet streets and easy access to the city, Greely is a much sought after destination.

How is the Russell real estate market?

Russell located south of Ottawa got off to a slow start this year but as Spring approached the market picked up steam. April saw 11 sales which made for a very good month. There were two sales under the $200,000 mark; eight sales between $300,000 and $400,000 and one over the $400,000 mark. Only two of those sales were from builders who have properties registered on the MLS system.

As you can see the Russell market remains an excellent one for both first time buyers and those moving up into their second home. Russell remains a very attractive destination for home buyers. Home Buyers and Sellers: Generational Trends

The National Association of Realtors in the United States recently released a report on the generational trends in buying and selling real estate. While an American study, much of it is also reflected north of the border.

Their study showed that of those buying homes, the fastest growing segment of the market are millennials (age 35 and under) who are moving out of urban areas and into the suburbs. Many chose the urban setting while they were renting, but once buying became an option they headed to the suburbs. Those choosing to stay and buy in the urban areas decreased to 17% from 21% the year before.

The millennials (age 35 and under) formed the largest single group of buyers, 35% of the total in 2015, up from 32% in 2014. Boomers (age 51-69) made up 31% of the market, Gen X (age 36-50) made up 26% of the market and those older than age 69 made up 9% of the market.

Sellers also divided into age groups with Gen X sellers (age 36-50) choosing to trade up to larger homes representing 25% of sellers and Boomers (age 51-69) trading down to smaller homes represented 24% of the number of sellers.

It is an interesting study and when you look around the Ottawa region you can certainly see some of these market trends reflected in the growing suburban areas and purchasing patterns.
