I had a bit of fun yesterday filling out the online questionnaire that one of the big banks is using to supposedly give you the price of your home.

Honestly, I would be embarrassed to give a seller a market evaluation with that type of price spread. It was pretty useless, but they did suggest I speak to one of their mortgage people. More on this in a bit.

Bev and I, IE the Beardsley Real Estate Team have always offered a free evaluation with no strings attached. It is kept low key and there is no pressure to sign papers or list etc. We enjoy doing them because we get to see a lot of houses, it keeps us up to date on the market in various communities and we meet a lot of very nice people.

The heaviest users of our service tend to be seniors (we are Seniors Real Estate Specialists), many of whom are thinking of selling at some time in the future and they need to know if they can make enough money to move on to the next stage of their life in comfort.

Up until Covid hit, your real estate agent had to be pretty much dead on for the listing price of your home, or it would sit and sit and sit. Quite often the difference could be only $5000-10,000 overpriced.

Today there is more flexibility because of the type of market that we have, but it will only last for so long then it’s back to getting the price right the first time. We pride ourselves on the accuracy of our pricing and we give you the facts with no BS- just the facts- isn’t that what you want?

In the case of the bank’s questionnaire, all they wanted to know was the year I bought the house, how much I paid and was it a detached home. Nothing on the number of bedrooms or did you add one or combine two bedrooms or maybe you added a bathroom, or did you add a garage, remodel the interior, did you buy it power of sale or from a relative for a price below market value etc.

The bank gave me a price range of $424,000-$536,000 with a suggested price of $483,000. In other words, a price spread of $112,000!!! Absolutely useless information for a seller. In all good conscience, I could never give that type of pricing to a seller.

All I can say is use a professional, there are plenty of us out there. You deserve some accuracy. I guess these online forms work for the bank, but that type of pricing does not interest or work for me.
