Both the regional numbers and the local Kemptville-North Grenville numbers are out for the month of January. The Kemptville area is bucking the regional trend with an equal number of sales for January in 2019 and 2020.

The first video covers the regional numbers which are significantly lower than for January 2019. Check out how much home prices in the Ottawa reion have increased in the last year.

Both the Kemptville area and the region share a similar lack of homes on the market. There are plenty of buyers out there, so that is not an issue. We are seeing lots of buyers shopping this area for homes as city prices and a scarcity of homes on the market are sending them our way.

The January sales numbers for the Ottawa Real Estate Board are out.

Both the regional numbers and the local Russell-Embrun numbers show the same trends.

The same trend shows in the Russell-Embrun area. Lower sales numbers, but this is not due to a lack of buyers. We are seeing lots of buyers shopping this area for homes as city prices and a scarcity of homes on the market are sending them our way. The problem is that out in the country we are experiencing the same shortage of homes on the market.

What Are The 2020 Trends In Senior Living?

This blog is taken from the writings of a senior living specialist. It is very interesting article and I wanted to bring it to our reader’s attention. Some of the points he raises certainly reflect the thinking of many seniors and those who will enter that age range soon. For those facing retirement in the next few years, expect your senior living options to change from what is available on the market now.

Independent living starts to look obsolete

“In spring 2018, industry experts pointed to growing interest in active adult as a potential threat to independent living. Over the course of 2019, the active adult sector became red hot.” (Top Senior Housing Trends For 2020)

  1. In 2020, active adult will continue to heat up, and on-demand, gig economy services and new technologies will continue to make this operational model even more viable in the years ahead.
  2. That said, independent living is not going to falter overnight.
  3. Boomers, millennials and Gen Z might not agree on much, but they all love DoorDash. The food delivery service was the fastest-growing brand among all three generations in 2019.
  4. As more people of all ages embrace the ability to have food delivered with a few quick taps on a phone, senior living communities are struggling to hire and retain their culinary workers. Not to mention, dining is typically a cost center and operating margins remain under intense pressure as labor costs rise.
  5. So, expect more senior living providers to get more strategic about trimming in-house dining and supplementing with delivery services.
  6. Adaptive reuse projects have converted a wide array of buildings into senior living over the years, from hotels to schools to factories. In 2019, more types of real estate joined this list.
  7. In 2020, senior living will be chosen as the next use for an even more surprising variety of buildings.
  8. Expect 2020 to be a watershed year, with the first big announcement of a superstar brand putting its stamp on senior living. The brand crossover might take the form of a well-known hotel company putting its name on senior living buildings…the time is now … because more than previous generations, baby boomers have a loyalty to their favorite brands. Communities We Love- Kemptville (North Grenville)

The Town of Kemptville and the surrounding area of North Grenville is in an ideal location on the edge of the 416 highway. The 416 provides easy access to many parts of Ottawa as well as to the 401.

The area is expanding, and it has excellent shopping and recreational facilities. Today it is one of the fastest growing communities in Eastern Ontario.

There is a great mix of homes, with something for everyone. This is a very affordable area. Whether you are looking for a condo apartment or a starter home or an estate sized property, you can find it here.

The main shopping plaza next to the 416, the Highway 43 stores and the old town section have a large variety of businesses and there a several grocery stores. Kemptville Hospital is close by as well.

Is It Time To Beat The Spring Rush?

For years people in the Ottawa region have believed the real estate market somehow died every September and was reborn in May. It simply isn’t true, especially this past year. While overall sales numbers are lower during the winter months, with people taking homes off the market to wait until spring, there is often a shortage of inventory in the fall and winter months. IE Buyers have fewer homes to pick from which is good news for sellers.

In the past we have done sales on both Christmas Eve and New Year’s Eve. Right now, we sold one in Kemptville last night which had four offers. That was just three days before Christmas! It has been our experience over the last 5-6 years that the fall market and winter market has remained very active.

Let’s look at the 2019 numbers which included a very long, hard winter.

No matter how you look at it, a seller going on the market in the spring is faced with a lot of competition. While there are a lot of buyers shopping around in a Spring market they generally are in a good position when negotiating with sellers as they have a lot of homes to choose from.

In our experience while fewer in numbers, Fall and winter buyers are very determined to find a home. In many cases they have sold one and have to find one, apartment leases are coming up or they have transfers due in the new year.  With fewer homes to choose from, the seller is in a better position.
