NEW SELLER AND BUYER PROTOCOLS

First, I want to say that I hope you are all safe and exercising care when going out for essential items. For those of you working at home for the first time, I can say from experience that it will be a learning exercise for you, and it does take awhile to adjust and stick to a schedule. Both Bev and I do love having our office in our home- so does D’Arcy as he gets a lot more attention.

These are certainly trying times for many and the very nature of the pandemic has required a lot of adjustments, especially in the real estate industry. On our part we have severely restricted face to face contacts and monitor each other closely.

I encourage you to “follow” and “Like” one or both of our business real estate pages. These are The Beardsley Real Estate Team or Ottawa Country Homes and Lifestyles. They focus on our main business area (Kemptville-North Grenville, North and South Dundas, Russel-Embrun, Osgoode and Rideau Wards. On them we post municipal advisories, provincial and federal advisories, notices from local businesses including grocery stores, restaurants, sports associations, community groups, retirement communities and much more. It is one way to keep up to date on what is happening in this area as well as Ottawa as our service area includes Osgoode and Rideau wards.

Please check on local seniors in your area to make sure they are OK. Many can’t get out to shop and others need to hear a friendly caring voice.

Please support your local businesses as many are going through a difficult time right now. They are often the lifeblood of smaller communities and we need to help them going forward.

We want to keep you safe as well as ourselves safe.

Our team has implemented new protocols for both buyers and sellers.

Seller Protocols

  1. Virtual video listing presentations and consultations using ZOOM, FaceTime or Skype.
  2. Digital documentation and Electronic Signatures for the entire process of selling your home.
  3. Antibacterial and Sanitizing processes to keep you safe while your home is on the market and being shown.
  4. Option of virtual video showings to buyers.
  5. Virtual open house events so that buyers can tour your home with out risk to your family. I will add that we have been leaders in the use of video to market homes for a few years now; with over 800 videos on YouTube. This past weekend we held what I believe was the first Facebook Live virtual open house in our area. 58 people and some agents tuned in for the virtual tour of the seller’s home. This is something worthwhile continuing after conditions return to normal.
  6. Negotiating offers with digital documents and video conference discussions.

Buyer Protocols

  • Virtual video initial buyer consultations using ZOOM, FaceTime or Skype.
  • Digital documentation and Electronic Signatures for the entire process of buying your home.
  • Insisting on the use of antibacterial and sanitizing processes to keep you safe while looking at homes- including the wearing of gloves etc.
  • An option for virtual video tours of homes you are interested in to cut down on the number of physical showings
  • Negotiating offers with digital documents and video conference discussions.

We follow three of the top real estate coaches and trainers in North America, and in some cities the above protocols are being implemented as well.

There are other items being considered and I expect some the above will become common practice once Covid-19 is over as they are simply a smarter way of doing business.

What Are The 2020 Trends In Senior Living?

This blog is taken from the writings of a senior living specialist. It is very interesting article and I wanted to bring it to our reader’s attention. Some of the points he raises certainly reflect the thinking of many seniors and those who will enter that age range soon. For those facing retirement in the next few years, expect your senior living options to change from what is available on the market now.

Independent living starts to look obsolete

“Independent living occupancy held up better than assisted living during the last few years, fueling investor interest. However, 2020 will give rise to some hard questions about this part of the continuum.” (Top Senior Housing Trends For 2020)

“In spring 2018, industry experts pointed to growing interest in active adult as a potential threat to independent living. Over the course of 2019, the active adult sector became red hot.” (Top Senior Housing Trends For 2020)

  1. In 2020, active adult will continue to heat up, and on-demand, gig economy services and new technologies will continue to make this operational model even more viable in the years ahead.
  2. That said, independent living is not going to falter overnight.
  3. Boomers, millennials and Gen Z might not agree on much, but they all love DoorDash. The food delivery service was the fastest-growing brand among all three generations in 2019.
  4. As more people of all ages embrace the ability to have food delivered with a few quick taps on a phone, senior living communities are struggling to hire and retain their culinary workers. Not to mention, dining is typically a cost center and operating margins remain under intense pressure as labor costs rise.
  5. So, expect more senior living providers to get more strategic about trimming in-house dining and supplementing with delivery services.
  6. Adaptive reuse projects have converted a wide array of buildings into senior living over the years, from hotels to schools to factories. In 2019, more types of real estate joined this list.
  7. In 2020, senior living will be chosen as the next use for an even more surprising variety of buildings.
  8. Expect 2020 to be a watershed year, with the first big announcement of a superstar brand putting its stamp on senior living. The brand crossover might take the form of a well-known hotel company putting its name on senior living buildings…the time is now … because more than previous generations, baby boomers have a loyalty to their favorite brands.
