PART 1: Costly Mistakes When Selling Your Home

Your home is probably the biggest investment that you will make in your lifetime. When it comes time to sell, protect your investment and do it the right way. This is the first in a series of blogs and videos to help you navigate through the process of selling your home for the best possible price, in the shortest time possible and with the fewest hassles. Isn’t that what you really want?

Getting the price wrong is still the worse mistake that you can make.

Yes, even in the crazy market that we have right now you have to get your price right the first time.

It used to be that some over-priced homes were on the market for several months, now it is weeks.

The result is still the same- lower priced offers.

Do not be greedy.

Forget a lot of the media hype. We take pride in selling homes in the country and it is different to the city market and the further you go outside of the city, the less likely it is that you are going to see the crazy bidding wars that are happening in some parts of Ottawa.

  1. Start by going online and look at what similar houses are selling for in your same community.
  2. Find an agent that you can trust who sells in your area.
  3. Check out their client reviews including Google reviews.
  4. Find out how long they have been in the business including in the area you live in.
  5. Can they tell you the absorption rate in your community?
  6. Will they show you a detailed market analysis to help you pick your price? The last thing you need is someone walking in… looking around…. And saying I can sell it for this price for you.

The only person who can pick the price is you. You are the owner and the decision maker. Our task is to offer the best advice possible.

In the end it has to be about you and what works for you.

Picking the best price and an accurate price is always in your best interest.

Do you remember how everyone used to say wait until Spring to put your house on the market?

Well, that myth certainly changed after Covid 19. Our fall markets have been exceptionally busy in both 2020 and 2021. The shortage of homes last fall has continued into 2022. In other words, if you are thinking of selling it is a good idea to get on the market before the usual Spring rush of homes going on the market begins.

Fewer homes means less competition for you. Buyers don’t have the luxury of picking and choosing the “perfect” home.

Last Spring (2021) including March to June, 15,873 properties listed and went on the market. Do you remember all those for sale signs that went up when the lockdown was lifted?

In 2020 it was 9608 when the lockdown was first imposed.

In 2019, our last regular market before Covid 19 13,298 properties went on the market. (OREB statistics)

Regular spring markets always mean an increase in competition.

2021 Year End Sales Numbers Are Out!

Happy New Year!  Please stay safe this year.

Thank you to all of our buyers and sellers and to those who referred people to us as you helped to make 2021 one of the Beardsley Team’s best years ever and again, we achieved the President’s Club award.

2022 is starting off with yet another lockdown. As such we have to adjust as well. Lockdowns bring an increase in time-consuming paperwork. To cope with this, Bev is moving into a full-time administrative position, while still doing her home staging for our clients. Bev will also take on a client care function as we deal with all the rules and restrictions. Once we see exactly how this year is shaping up, we will look at bringing on a new agent and mentor and train them, so that they are successful.

The latest lockdown means another strange year in real estate with a lack of inventory and sharply rising prices.

The board has released the 2021 end of year sales numbers. The Ottawa Board had 20,302 sales in 2021 this was an increase of 7% over 2020. The average home price was $719,605 which is 24% higher than 2020. The average condominium price was $417,683 and increase of 16%.

Out in the rural and semi-rural communities that we cover the numbers are also excellent. The largest price increases being in communities within easy commuting distance of Ottawa. Kemptville, Greely, Russell and Embrun and Winchester being good examples.

This month’s videos will give you a good idea of what is happening in our rural communities. I would suggest you look at all of them (They are about a minute each) and look at the number of sales (you will be surprised) and the average home prices and the increase in price over last year (that will be another surprise).

Latest Home Sales Numbers!

The latest sales numbers are out and all of the areas we work continue to do well. The market continues to settle down. The main issue now is once again lack of new listings. First time buyers, move up buyers and those downsizing are reluctant to list when there is a limited supply. But for many who plan on selling and then renting or moving into a retirement community, they are getting top dollar.

Sales in the Ottawa Board dropped 24% compared to this time last year with residential homes dropping 24% and condos 14%.

Average house price in October was $720,150. It may surprise you to know that many of the areas we work in the rural areas and semi-rural areas can beat that price! Click this link to watch the videos for several local communities. HERE

The communities of Russell-Embrun, the North Dundas area and the Kemptville-North Grenville area have a lot in common.

They are all rural communities on the edge of Ottawa. Kemptville, Russell and Embrun are all about a 30-minute drive into downtown Ottawa, with the communities in North Dundas being a bit further out.
